Do you want to buy a property in Moraira or Teulada?
Moraira and Teulada belong to the same municipality, but they do not correspond to the same real estate project.
Moraira has developed around its coastline, port, beaches, coves and highly sought-after residential areas. It attracts buyers looking for a villa, a second home, a privileged environment or a property near the sea
Teulada, located a few kilometres inland, offers a different atmosphere, closer to the life of a traditional village, with its shops, services and a different relationship to the coast.
This difference is important when looking for a property.
You may wish to buy in the Moraira area without necessarily needing to live in Moraira.
The question is therefore worth asking before starting your research: are you really looking for a specific location, or are you mainly looking for a certain environment and a certain way of life?
Moraira: a particularly sought-after residential market
Moraira has a very different identity from the larger neighbouring municipalities.
The village, the port, the beaches, the coves and the residential areas that surround it form a relatively compact territory, but the different neighbourhoods have very different characteristics.
The real estate market is particularly sought after, especially for villas and properties with a prime location, swimming pool, land or sea views.
The price level reflects this attractiveness. The available market data place the Teulada-Moraira area among the highest markets in the Marina Alta, with significant differences depending on the neighbourhoods and property characteristics.
But a municipal average is not enough to understand the market.
In Moraira, precise location can have a considerable influence on the value of a property.
Moraira in winter: a different rhythm of life
During the summer months, the town is particularly lively and benefits from the affluence linked to the coast, second homes and visitors.
In winter, the atmosphere changes significantly. Moraira is becoming much quieter, some activities and shops are operating more seasonally and local life is less lively.
This feature is neither an advantage nor a disadvantage in itself. It depends above all on your project.
For a second home intended mainly for holiday periods, the off-season calm can perfectly correspond to what you are looking for.
For a main residence, on the other hand, it is important to ask yourself if this rhythm of life corresponds to your daily expectations: shops, services, activities, social life and frequentation of the municipality throughout the year.
The choice of a municipality should therefore not only be made on the basis of what we see in summer. It should also match the life you want to lead there.
A municipality with a strong international dimension
The commune is home to a large foreign population, including British, Dutch, German, Belgian and French.
This presence is felt in local life, in certain shops and services and in the general atmosphere of the municipality. For some buyers, this international dimension is precisely one of the attractions of Moraira.
It also contributes to giving the municipality a special atmosphere, sometimes very different from the image you may have of a traditional Spanish village.
Moraira is of course still a Spanish municipality, but its international character is an integral part of its current identity.
Again, the importance of this feature depends on the project: living in Moraira for a few weeks a year, spending several months or moving there all year round does not necessarily lead to the same expectations.
The main areas of Moraira
The proximity of the port, restaurants, shops and beaches can limit the use of the car. These include apartments, houses and properties that focus on location and ease of daily living.
El Portet
Its protected bay, the immediate proximity to the sea, the views and the properties located on the heights make it a particularly sought-after address. The orientation, the slope of the land, the access, the privacy, the condition of the property and its characteristics must also be taken into account.
Pla del Mar
Close to the centre and the coast while maintaining a residential environment, this area may be of interest to buyers who wish to reach the port, restaurants or the beach on foot.
Moravit and Cap Blanc
These areas offer a residential environment with proximity to the coast and daily services, interesting for those looking for a balance between residential environment and access to the coast.
Benimeit and Tabaira
As you gain height, the profile changes. Villas, plots and panoramic views can become major criteria, with particular attention to the configuration of the land and accesses.
Pinar de l'Advocat and Cometa
These areas offer a more residential and often more vegetated approach, especially for buyers looking for a house with an exterior.
Fanadix, La Sabatera and other sectors
Other areas allow you to broaden the search according to priorities: space, tranquility, views, proximity to the sea, access to services or type of property.
The choice of the district is therefore not a simple question of preference. It partly determines the type of real estate project you will be able to carry out.
Significant price differences between sectors
These values are only market indicators and do not, on their own, make it possible to determine the value of a property.
A renovated villa with sea view, a house in need of major work and an apartment located close to the centre can obviously not be compared solely on the basis of a price per square metre.
The prize must always be placed in its environment and in the overall project.
Teulada: another possibility within the same territory
Teulada offers a more local life, a different architecture, different shops and services, as well as a relationship with the coast that is not that of Moraira.
The price level is also different.
This difference can be important for a buyer who wishes to regain a certain quality of life in the Teulada-Moraira area without making the immediate proximity to the sea an absolute criterion.
But Teulada should not be presented as a simple "cheaper" version of Moraira.
This is another real estate project.
A buyer who chooses Teulada may be looking for more local life, a different type of property or a different ratio between location and budget.
What if what you're looking for wasn't exactly Moraira?
You think you want Moraira because you are looking for:
· a villa with a swimming pool;
· a quiet residential environment;
· a view of the sea;
· the proximity of certain beaches or coves;
· restaurants and shops;
· or simply a certain lifestyle.
But these criteria do not necessarily all lead to the same place.
Depending on the priorities, some areas of Benissa may also be worth studying, especially on the Costa de Benissa.
Areas such as La Fustera, Baladrar or the surroundings of San Jaime also have different residential profiles.
The objective is therefore not to systematically look for cheaper. It is to determine which territory really allows you to meet the criteria that matter to you.
The difficulty is not always to find a property
A property can look interesting on an ad and lose some of its interest when you discover its exact location.
Another may seem more expensive but have features that further justify its price.
A third may require work that completely changes the project budget.
And a fourth may perfectly match the property sought, but be located in an environment that does not correspond to the desired lifestyle.
The difficulty is therefore not only to find properties for sale.
It consists of knowing which ones really deserve your attention.
A real estate search that starts with your project
What environment are you really looking for?
How important is proximity to the sea?
Do you wish you could live without using your car on a daily basis?
Is a sea view essential?
Are you ready to accept work?
Do you prefer an existing property or are you considering a construction project?
And most importantly, what are the things you're really willing to compromise on?
These answers then make it possible to determine the sectors that deserve to be studied.
It is this connection between your project, your budget and the realities of the local market that makes a search much more effective.
Moraira, Teulada or a neighbouring town?
Moraira may be the obvious choice for some buyers.
Teulada may be more consistent for others.
And depending on your criteria, some areas of Benissa, Benitachell or other nearby municipalities may also be of interest.
A few kilometres can sometimes considerably change the possibilities, but you still need to know which municipalities to compare and why.
