Notre accompagnement pour votre achat immobilier en Esapgne

Our support for your real estate purchase in Spain

You can search on your own. But finding a property is only the beginning of the project.

Buying a property in Spain is now accessible to everyone thanks to the many real estate portals available online.

But between finding an ad and making a successful acquisition, there are many steps and decisions to make.

Which sector to choose? What criteria should be prioritised? Which property is really worth a visit? Is the price consistent? What elements should be checked? Should we negotiate and under what conditions? When to involve the various professionals?

This is precisely where ICB comes in.

We support buyers in their real estate project in Spain, from the definition of their search to the completion of their purchase.

Our role is not simply to present you with goods. It consists of providing you with a professional view on the buyer's side, knowledge of the local market and structured support throughout the project.

Why be accompanied?

Why be accompanied?

You can search for your property yourself.
The question is therefore not whether you can buy on your own, but what additional support from a professional can bring you.

      · Define your project and your criteria precisely;
      · Identify the sectors that meet your expectations;
      · Research and select relevant opportunities;
      · take a step back from a property that you like;
      · Identify areas that merit special verification;
      · Accompany you during visits and negotiations;
      · follow the different stages of the acquisition;
      · Facilitate exchanges with the professionals involved in your project.

Our goal is not to show you as many properties as possible. It's to help you focus on those that are genuinely relevant to your project.

The essential difference: a traditional real estate agency mainly markets the properties it offers to its clients.

ICB intervenes on the buyer's side and can intervene even before the property is found.

So you don't need to arrive with an ad that has already been identified.

Support that starts with your project

Before looking for a property, we first try to understand what you really want to buy and why.
In particular, we discuss the following:
      · your budget;
      · the location sought;
      · the type of property;
      · its use;
      · your essential criteria;
      · your secondary criteria;
      · your constraints;
      · your calendar.
This step allows you to transform a general search into a clearly defined real estate project.

1. Look for opportunities

We look for properties that are likely to meet your criteria.

Opportunities can come from different sources: partner agencies, professional network, local market or specific research related to your project.

Properties presented on our website

Some of the real estate selections on our site come from partner agencies via computer gateways.

The presence of a property on the site does not therefore mean that it has been previously analysed or validated by ICB.

When a property interests you or corresponds to your project, we can study it as part of our support.

2. Select the relevant properties

Our goal is not to send you a succession of ads.
We seek to identify opportunities that are truly consistent with your project.
A property can be attractive on the Internet and yet have characteristics that make it less interesting when placed in context.
This is precisely where an outside perspective can come in handy.

3. Also know how to advise against a property

Our role is not to make you buy at all costs.

If a property has too many disadvantages, constraints or inconsistencies in relation to your project, we can recommend that you do not proceed.

Of course, you remain the sole decision-maker of your purchase.
Our role is to give you an independent look at the opportunity so that your decision is not based solely on the enthusiasm generated by a property.

Knowing how to look for the right good is important. Knowing how to ward off the bad good is just as important.

Have you already found a property?

You can also contact us after you have identified a property.
We can study with you whether the property corresponds to your project and whether a support mission is relevant.
This can be particularly useful when you have found a property that you like but want to benefit from an outside view before going any further.

Visits, analysis and negotiation

Visits
A visit should not only confirm that you like a property.
It should also make it possible to check its consistency with your criteria and to highlight the elements that deserve special attention.

Analysis
We help you take into account the available information about the property, its surroundings and its suitability for your project.
When specific checks are required, we refer you to the appropriate professional.

Negotiation
When a property corresponds to your project, we support you in the preparation and follow-up of the negotiation.
The objective is not to systematically negotiate to obtain the lowest price, but to look for conditions consistent with the property, its context and your project.

Support until the purchase is completed

Support until the purchase is completed

When you have decided to proceed, the project enters a phase where the different stages must be properly coordinated.

Reservation, deposit contract (contrato de arras), verifications, financing, formalities and preparation of the signature: each step takes place at a specific time.
ICB ensures the follow-up of your project and facilitates exchanges with the various stakeholders

ICB and the lawyer: two different and complementary roles

ICB and the lawyer: two different and complementary roles

You can say to yourself: "I can find my property myself and then call a lawyer."

Yes, it is possible.

However, the role of ICB and that of the lawyer do not meet the same need.

ICB is mainly involved upstream
      · the definition of the project;
      · research;
      · selection;
      · Opportunity analysis;
      · Visits;
      · negotiation;
      · Project monitoring.

The lawyer intervenes mainly when the project comes to fruition

The lawyer intervenes in his or her area of expertise, in particular for legal audits and the examination of documents and contractual commitments related to the acquisition.
It is not his role to search and select the properties corresponding to your project.

The two interventions can therefore be complementary.
The use of a lawyer is not always mandatory to make a real estate purchase in Spain.

 It can nevertheless provide additional security to the buyer during the legal and contractual phase.

Local support in the Marina Alta

ICB operates mainly in the Marina Alta, especially around Dénia, Jávea, Moraira, Benissa, Calpe and in the surrounding municipalities.

This knowledge of the territory allows you to understand a real estate project beyond a simple advertisement: location, environment, characteristics of the different sectors and reality of the local market.

Our scope of intervention can be studied on a case-by-case basis according to your project and extended to other areas of the Costa Blanca.

Language and procedures in Spain

Buying in a country where you don't have a perfect command of the language can complicate exchanges with the various stakeholders.

ICB supports you in your discussions and helps you understand the information necessary for the smooth running of your project.

When the intervention of a specialized professional is necessary, we refer you to the competent professional.
      · a lawyer;
      · an architect;
      · an expert;
      · a building professional;
      · a tax specialist;
      · or any other specialist necessary for the project.

The fees of these external professionals are independent of ICB's remuneration and remain the responsibility of the buyer.

Support that adapts to your situation
You can contact us at different times during your project.

You begin your reflection
We can help you specify your project, your criteria and your search.

You've already started looking
We can support you in the selection and analysis of opportunities.

You have already found a property
We can study with you whether this property and your project fall within the scope of our mission.

Each project is studied individually.
Not all projects or properties are necessarily suitable for our support.
If we feel that an opportunity has too many drawbacks or does not sufficiently fit your project, we may recommend that you do not proceed.

A clear framework from the start
Before the start of the assignment, a support mandate is signed between ICB and the buyer.
A start-up fee is provided for when the mandate is signed.
The precise conditions of support and remuneration are defined in the mandate.
This transparency allows everyone to clearly know the framework of the collaboration before the start of the mission.

Do you have a project to buy a property in Spain?

You don't need to have already found your future property to contact us.

Whether you are at the beginning of your reflection, already engaged in your search or you have identified a property that interests you, present us with your project.

We will be able to discuss your criteria, your budget and your expectations, and then determine if our support corresponds to your situation.

FAQ — Our support

Do I have to have already found a property to contact ICB?
No. You can contact us at the beginning of your reflection. We can start by defining your project, your criteria, your budget and the sectors that correspond to your expectations. You can also contact us if you have already started your search or identified a property.

Does ICB really look for properties for its clients?
Yes. Research is part of the support when it is provided for in the mission. Properties can come from a variety of sources, including partner agencies, the local market, or specific searches.

Are the properties presented on your site validated by ICB?
No, not systematically. Some ads are integrated into the site through computer gateways with partner agencies. The presence of a property on the site does not therefore constitute prior validation by ICB. A property can then be studied as part of your project and our mission.

Can ICB advise me not to buy a property?
Yes. If, in view of the information available and your project, a property has too many disadvantages, constraints or inconsistencies, we can recommend that you do not continue. The final decision is always yours.

What is the difference between ICB and a traditional real estate agency?
A traditional agency mainly markets the properties it offers to its clients. ICB intervenes on the buyer's side and can start working on his project even before the property is found. Our support therefore focuses on the project as a whole, and not just on the presentation of a property.

Why use ICB if I can search on my own and hire a lawyer?
It is a possible approach. The lawyer is mainly involved in the legal aspects of the acquisition when the project comes to fruition. ICB intervenes upstream on the definition of the project, the research, the selection, the analysis of opportunities, the visits, the negotiation and the follow-up of the project. The two roles are different and can be complementary.

Is a lawyer mandatory to buy a property in Spain?
The use of a lawyer is not always mandatory. It can nevertheless provide additional security for the buyer during the legal and contractual phase of the acquisition.

Are the lawyer's fees included in ICB's remuneration?
No. The services of external professionals, whether a lawyer, an architect, an expert, a building professional or a tax specialist, are independent of ICB's remuneration and remain the responsibility of the buyer.

Where does ICB intervene?
ICB operates mainly in the Marina Alta, especially around Dénia, Jávea, Moraira, Benissa, Calpe and in the surrounding municipalities. The possibilities of intervention can be studied on a case-by-case basis according to your project and extended to other areas of the Costa Blanca.

How does the support begin?
Before the start of the mission, a support mandate is signed. A start-up fee is provided for when the mandate is signed. The precise conditions of the assignment and remuneration are defined in the mandate.

Can I contact ICB just to talk about my project?
Yes. You don't need to have already selected a property or made your decision. The first exchange allows us to understand your project and determine if our support is adapted to your situation.
