The historic centre offers a different atmosphere from the coastal areas. The port
The port is one of the most sought-after areas of Jávea. The proximity to the sea, restaurants, shops, water activities and the possibility of enjoying a lively environment make it a particularly attractive area. However, properties located in this sector may have a significantly different price level than that observed in other parts of the municipality.

The Arenal and the Montañar
The Arenal and the Montañar are more in line with those that prioritize the immediate proximity to the beach, the coastline, restaurants and activities. In particular, there are many apartments and residences sought after for a second home, but also properties that can be used all year round.
These three poles are important landmarks, but they represent only a part of the diversity of Jávea.
Very different residential areas depending on your project
Moving away from the three main poles, Jávea extends over many residential areas that can correspond to very different searches.

The Montgó
The areas around the Montgó offer a different approach to the coastline. They may be of interest to buyers looking for a house, more outdoor space, a residential environment or certain views.

Tosalet
Le Tosalet is particularly associated with the search for villas and properties with outdoor spaces, in a residential environment. For some projects, this type of sector can make it possible to favour space and the living environment rather than the immediate proximity of the beach.

Cap Martí and Balcón al Mar
These areas in the south of Jávea are sought after for their residential environment, their views and their proximity to some of the most popular coastal areas of the municipality. They can correspond to buyers who place the environment and the living environment in the foreground.

Costa Nova
Costa Nova is also an important residential area in the search for houses and villas, especially for buyers who prefer a quieter environment while remaining close to the coast.

Portichol and Granadella

Building in Jávea: a project that must be studied before buying

Buying land can also be a solution for a buyer who wants to build their own house in Jávea.

But an available plot of land does not automatically mean that the imagined project can be carried out as is. Constructability, urban planning regulations, access, connections, characteristics of the land and necessary authorisations must be studied before considering the project feasible.

In a market where land opportunities are sought after and construction projects can become more complex, this verification is essential.

The objective is to determine if a few extra kilometers can allow you to carry out a project closer to your expectations.

This reflection may lead in particular to the comparison of certain sectors of Benitachell, Gata de Gorgos, Pedreguer or other municipalities according to the characteristics of the project.

Moraira and Teulada, on the other hand, must be studied according to the project and the budget: they are not automatically cheaper alternatives.
