Dénia is one of the main municipalities of the Marina Alta and has an important peculiarity for a real estate project:

You can look for a year-round life close to shops and services, favor proximity to the sea, look for a house with an exterior or move towards a more residential or rural environment.
This diversity allows Dénia to respond to very different projects.
But it also means that there is no single "real estate market in Denia".
The area, the environment, the proximity to the coast, the type of property, the surface, the land, the swimming pool, the condition of the property and many other criteria can considerably modify the result of a search.
This is why we never consider Dénia as a homogeneous block.
A real estate market that has changed
Prices have increased, certain sectors have become particularly sought after and the available supply does not always allow all the criteria desired by a buyer to be met simultaneously.

The port and coastal area
The proximity of the port, the centre and the sea can correspond to searches favouring restaurants, activities, the coastline and a lively environment.
However, the type of property and its precise location remain decisive.
The Marines
Les Marines offers a particularly sought-after environment for projects favouring the proximity of the beaches and the seaside setting.
This sector can correspond in particular to searches for a second home or to buyers who attach particular importance to the immediate proximity of the sea.
The Rotas
Les Rotas presents a residential and coastal environment that is very different from the centre of Dénia.
For some projects, the quality of the environment and the proximity of the coast may justify specific research in this sector.
The Montgó
The Montgó allows you to consider another approach to Dénia, especially for buyers looking for a house, more outdoor space, a residential environment or certain characteristics that are not necessarily found in more urban areas.
La Pedrera, Vessanes and the surrounding areas
These sectors can also be of interest depending on the project, especially when looking for a different balance between location, environment and budget.
The Xara and more rural environments
The surroundings of La Xara and Jesús Pobre offer a different approach to Dénia, with a more rural environment while still being close to the city.
For some projects, this difference in environment can be a real advantage.
What type of project do you have?
For a primary residence, services, shops, accessibility and quality of daily life may be priorities. In this case, the proximity to the centre or certain services may be more important than the immediate proximity to the beach.
Buying a second home
For a second home, the criteria may change: proximity to the sea, swimming pool, exterior, environment, ease of access and possibility of quickly enjoying the property. Some areas of Dénia can then become more relevant than others.
Investing in real estate
A rental investment requires a different analysis. The type of property, its location, potential demand, purchase price, charges, taxation and regulatory constraints must be studied together. A property that seems attractive at first glance is not necessarily the one that best suits your objective.
Build
For a construction project, the municipality and the sector must be studied from another angle: constructability, urban planning regulations, access, connections, characteristics of the land and overall cost of the project. The price of a plot of land represents only a part of the budget necessary for a construction.
What if your budget doesn't fit Denia?
You can perfectly have Dénia as your first choice and have a budget consistent with your project. In this case, we will naturally work on Dénia and on the sectors that match your criteria.
But if your budget does not allow you to gather the elements that you consider essential, we do not think it is relevant to lock yourself up in a municipality at all costs.
There is another possibility: gradually expand the search area.
Sometimes, accepting an extra 5, 10, 15 or 20 minutes allows you to maintain criteria that would be difficult to meet in Dénia.
Depending on the sector and the market, you can then find more surface area, a larger plot of land, a swimming pool, a more independent house, a quieter environment or simply a better balance between the property and your budget.
The objective is not to get away from Dénia to get away.

Dénia is not necessarily the only choice
A buyer can start his project by saying: "I want Dénia." Then to discover that a municipality located only a few minutes away can allow him to carry out a project much closer to his expectations.
Depending on your budget and criteria, municipalities such as Pedreguer, Els Poblets, Beniarbeig, Benidoleig, Orba or Pego may be worth studying.
They should not be seen as just "cheaper" alternatives.
They can correspond to different projects, with a different environment, a different relationship between location and budget, or possibilities that you cannot find in the most sought-after areas of Dénia.
It is precisely for this reason that we do not seek to make you buy in a specific municipality.
