The Costa de Benissa: a few kilometres, very different atmospheres
It is not a coast organized around a single large seaside resort.

La Fustera: beach, nature and residential environment
La Fustera is one of the most famous areas of the Costa de Benissa. Its beach, natural areas, coastal promenade and proximity to several other coves make it a particularly sought-after area. Les Pinets and Llobella : more peace and nature
Continuing along the coast, the environment is changing. Les Pinets and Llobella offer a more direct relationship with the small coves and natural landscapes of the coast. Llobella in particular stands out for its more discreet access and its preserved character. For a buyer who is looking above all for calm, nature and the proximity of a small cove, this area can correspond to a very different project from that of a person wishing to be close to shops and a more lively beach.
Advocat and Baladrar : the residential coastline
Further north, the Advocat and Baladrar sectors offer yet another configuration. Coves, rocks, small beaches, villas and residential properties make up an environment where proximity to the sea can take on considerable importance in the choice of a property. The Cala Advocat–Baladrar sector is around €4,100/m² according to available market data. But an average price does not allow you to compare two properties.
Montemar, San Jaime and La Viña : another residential profile
These areas offer a different approach to the Costa de Benissa. In particular, there are villas and residential properties, with configurations that allow you to privilege space, the environment and sometimes the views. The proximity of Moraira is also an interesting element for some projects. The available data place the La Viña–Montemar–San Jaime ensemble at around €4,300/m².
In Benissa, "close to the sea" does not always mean the same thing
This is probably one of the most important points to understand when discovering the Costa de Benissa.
A property can be close to the coastline without being close to a busy centre.
A house can offer a beautiful view of the sea without having easy access to a beach.
A villa located a few hundred meters from a cove can also be located on a sloping plot, with different accesses than those you imagine by simply consulting an ad.
The distance displayed on a map does not tell the whole story.
The immediate environment, topography, accesses, orientation, views and the actual proximity of services can profoundly alter the interest of a property.
It is precisely for this reason that the location must be studied beyond the address indicated on the ad.
Which Benissa are you really looking for?
But this sentence still leaves many questions unanswered.

A coastal property can come with a high price tag due to its location, views, or proximity to a cove.
Another may have a lower price but still require a major renovation.
A house may also seem interesting on paper but have a configuration, access or environment that does not correspond to your project.

A buyer may start by looking for Benissa because they want a villa close to the sea.
